Marin County Real Estate Market Report November 2019 | Trends & Market News

This is the first month in a while that we have seen inventories begin to flatten versus the same time last year and pricing begin to move in an upward direction. The number of homes for sale in October 2019 was down just 0.4% versus October 2018, while the median sold price reversed its downward trend and was actually up 4.2% versus last year. Homes are taking longer to sell, though, with days on market up 43%. Read more here.

The September numbers are in and we continue to see home inventories up and pricing slightly down versus last year. September is always a good month to watch as it kicks off the Fall “mini season” which begins just after Labor Day Each Year. This year we saw home inventories up 7.5% versus last year while median pricing is down 3.5%. Read more here.

The August 2019 Marin real estate market numbers are in and we continue to see higher inventories and lower prices than last year at the same time. The median sold price dipped 2.1% vs. August 2018 while the number of homes sold was down 8.5%.

Marin County Real Estate Market Report August 2019 | Trends & Market News

The July numbers are in and we are seeing the trend continue of increased inventory and decreased pricing compared to last year. The median price of homes sold in July in Marin County was down 4.1% versus July of 2018, while the number of homes for sale increased by about 25% for the same period. However the increased home inventory is also driving increased sales, which were up almost 14% compared to the prior year. Read more here.

The Marin real estate market numbers forJune 2019 are in and we continue to see higher inventory and flattening prices compared to last year at the same time. The number of homes on the market was up 32% compared to June 2018 while median pricing was down about 3%.

February saw Marin County home prices resume their upward climb, with median home prices up about 14% versus the prior year. Marin County Real Estate Market Report February 2019 | Trends & Market News

The Marin County real estate market has definitely entered a new phase -- reversing the multi-year-long trend of low inventories and steadily increasing prices. Home inventories in January increased by 56% vs. the same time in the prior year, and the median sold price was down close to 14%. We are moving to a more balanced market between buyers and sellers. While we still see some competitive offer situations, it is likely buyers will face less of those in 2019 given the increase in home inventories we are expecting. Read more here.

Home Inventories Up While Pricing Beginning to Flatten and Decline: The 2018 real estate market in the Bay Area is going out with a whimper instead of the "bang" of prior years. The national and local real estate markets have definitely slowed down, as rising interest rates, a faltering stock market and limited deductibility of state / local taxes and mortgage interest have all taken their toll. In November 2018 we saw a whopping 45% more homes on the market than in November 2017 while new listings decreased by about 20%. This indicates to me that the surge of inventory we saw after Labor Day -- much higher than prior years -- did not completely sell and will likely remain on the market through spring.

Marin County Real Estate Market Report November 2018 | Trends & Market News

Last month we saw the number of homes for sale in Marin increase about 25% versus the same time last year, and this month that number increased to 36.1% more inventory on the market than in October 2017.  The median price of homes sold last month was up 13.7% versus prior year, continuing a trend we have seen all year. Will prices continue to increase as inventory increases?

The big story this month is the increase in the number of homes for sale versus the same time last year. We saw overall home inventories increase by about 25% in September 2018 versus September 2017, while the median sold price was up close to 15% versus the same time last year.
