Marin Home Values: How Much is My Marin County Home Worth?
How much is my home in Marin worth? I hear this question often – at the supermarket, at dinner parties, even at the gym. The short answer to this common question is “Your home is worth what someone is willing to pay for it.” Keep in mind that these days, “willing buyers” have market data at their fingertips to help them determine what a fair price is for a home in any given market. Pricing a home correctly is the most important decision you will make right after making another critical decision – which real estate agent to hire. An overpriced property can linger on the market and become stale, potentially selling for less than if it had been properly priced to begin with. Effectively pricing your home in Marin County must take a number of factors into account including similar nearby sales (often referred to as “comps,” or “comparative sales”), the current competition of other homes for sale in the area and what your home has to offer regarding location, condition, school district, and other features that buyers are seeking.
You must also consider negatives such as road condition to your home, too many stairs, poor condition of neighboring houses, and other factors. In today’s market, buyers want it all – views, great schools, single-level living, remodeled kitchens / baths, and easy access to restaurants and shops.
