Happy New Year! I hope you had a wonderful holiday season and are set for a happy and healthy 2022. The resurgent COVID-19 virus meant we ended up staying close to home, but it was nice to be in Marin County with all the rain we saw in December. It’s also great to see our reservoirs are almost full and that water use restrictions have been scaled back.
December is traditionally a slower month in Marin real estate and this year we did see a return to normalcy with fewer transactions taking place than last year at this time. The median sold price of $1.55mm was up 10% vs. December 2020. There were only 45 homes on the market in Marin in December, a 64% drop from this time last year. Most of my sellers were focused on enjoying a more normal holiday season after the lockdown of 2020 and are planning to put their homes on the market in late winter or the spring.
What’s Happening In My World
My listing at 15 Milano Place in San Rafael went into escrow in December, as did my duplex in San Rafael located at 2002 Fifth Avenue. Both are slated to close this month.
I have a great Eichler in Lucas Valley coming on the market the first half of February. It features 4 beds, 2 baths and a beautiful back garden with stunning views of the Lucas Valley hills. We are in the process of prepping it for market now.

LOOKING AHEAD
After a record-breaking year in 2021, the housing market is likely to remain strong into the next year. While mortgage rates are likely to increase in the coming months, pent-up demand will outweigh the increase in homeownership costs. Buyer preferences developed during the pandemic, including extra rooms for home offices or learning areas and access to backyards or green space, will remain at the forefront for the foreseeable future.
Additionally, the heightened demand for single family homes will also continue to drive potential buyers to urban neighborhoods, continuing the rapid price gains that some neighborhoods have produced in the last few quarters. Overall, the coming year may be marked with limited supply concentrating prospective buyers and a continuation of the competitive bidding market of the last year.
