The May 2020 results are in for the Marin real estate market and the number of homes on the market in Marin is down by 23% vs. the same month last year while median pricing has declined by 3.1%, one of the largest single-month declines in recent history. There are now about 3 months of inventory on the market given the current rate of sales vs. two months at the same time in 2019.
The Stock Market Is Recovering – Will That Drive the Marin Real Estate Market?
We have seen the stock market and the Marin real estate market move in tandem over the years. I am seeing buyers that are feeling much more optimistic about their portfolios now as well as about the future. Cautious optimism has replaced the fear that permeated the market back in April. Time will tell what the future holds given the uncertainty of how the virus will respond to the gradual reopening of stores and businesses.
Just Listed and Coming Soon
In the last month, three of my listings went into escrow: 35 West Seaview Avenue in San Rafael, 481 Cascade Drive in Mill Valley and 306 Kent Avenue in Kentfield. Buyers are out in full force right now, making up for the time we lost in the spring season, and I am working with several buyers who are either moving out of the city or moving into the region for employment.
I have a beautiful new-construction modern farmhouse in the Dominician neighborhood of San Rafael coming to market later this month. This property is sure to be one of the most exciting high-end homes ever offered in central Marin with a pool, level lawn, views and ultra high-end finishes. I also have a gorgeous family home backing up to open space in Novato. The Novato property also features walk-to-town convenience, rare for a home with the land and privacy it enjoys.
In addition, I have a single-level home in Terra Linda, a walk-to-town home in the Seminary area of San Anselmo and a beautiful view home in Greenbrae coming to the market soon. You may have noticed that one of my new listings, 1926 Oak Circle (pictured above), is in the picturesque town of Yountville in the heart of the Napa Valley. It’s a beautifully remodeled home in one of the most coveted developments in town and features a stunning outdoor area. It’s also a low maintenance “lock and leave” home perfect for a weekend retreat or aging in place.
While Marin County will remain my primary residence and market (it’s only 52 minutes from central Marin to Yountville!), I purchased my own vacation home in Yountville last year and am excited to represent this property. All of the homes in Yountville offer easy walkability to world class restaurants and spas. I would love to tell you more about the town and about my own investment there. I believe Yountville has a bright future.
What Are The Current Restrictions on Marin Real Estate?
The restrictions on real estate in Marin County were recently reduced but there are still some restrictions for everyone’s safety:
- No open houses or broker’s opens are permitted
- Homes (both occupied and vacant) may now be shown after prospective buyers review disclosures and sign COVID-19 affidavits
- Seller may not be at home when it is shown
- All involved in showings must wear personal protective equipment (masks, gloves, etc) and avoid touching anything (railings, doorknobs, etc)
- Only two buyers plus one agent may attend showings
