Wondering what you need to do to your home now that the winter rains are ending in Marin County and spring has arrived? I decided to compile this spring home maintenance to-do list for Marin County. The Marin real estate market continued to slow with the median home price down to $1.2mm in February, down 8% compared to February 2022. At the same time, the number of homes on the market is down 50% compared to the same time last year as some sellers wait on the sidelines hoping for a return to the boom market that took off during the early stages of the pandemic. Typically March is the start of the big spring real estate season and instead of a flood of new listings we are seeing just a trickle. Read more here.

The market continued to slow in January, with the median home price down 17% vs. January 2022 to $1.1 million. Days on market jumped considerably to 62, up 35%, while the months of supply of homes for sale nearly doubled from the prior month. There were 46% fewer homes on the market in January 2023 compared to January 2022. Read more here.

Happy New Year! 2023 began with a bang in Marin County with record rainfall and one storm after another, replenishing our reservoirs and inflicting misery on those suffering its effects. The real estate market in December, while sleepy, set an interesting tone for the year. For the first time in as long as I can remember, the median home price declined. It was down 4% compared to December of 2021 at $1.3mm. The number of homes for sale also dropped 26% to 220 and the homes on the market were taking longer to sell, up 33% to 48 days on market. Ten Most Expensive Homes Sold in Marin County in 2022 | Complete List

The most expensive Marin County home sold in 2022 sold in Belvedere for $19,500,000, down significantly from 2021's top sale of $28,100,000. Six of the top ten were sold in the first half of the year, before rising interest rates and a declining stock market took their toll on the overall market.

Happy holidays! As the year draws to a close, we continue to see a market which is very different than what we saw earlier this year. It is still a strong market, with median pricing up 11% vs the same time last year to $1.47 million. However we are seeing more price cuts with homes taking longer to sell. Read more here.

Marin County bucked the SF Bay Area trend, registering as one of only two counties to see continued price appreciation in October vs. the same month last year. Median home pricing was up 4%, while the number of homes was flat to the same time last year. We did see the average home price decline close to 7%, indicating a softening at the higher end of the market. Read more here.

In further evidence that the market is slowing from its frenzied peaks, we saw the median home price in Marin County decline 3.4% versus the same time last year to $1,754,000. Homes took longer to sell in August, up 7% to an average of 32 days. There were about 36% fewer homes on the market, perhaps reflective of all the people on vacation last month. The market shift that began a couple of months ago accelerated in July, with inventories increasing significantly as prices in the Marin real estate market begin to flatten out and in some cases decline. Homes that would have sold a few months ago with multiple offers for over asking are sitting on the market, and we are seeing more downward price adjustments than anytime in the last two years. We saw something in last month’s numbers that we have not seen in more than a year – the number of homes for sale and the months of inventory (how long it would take to sell all the homes on the market if no additional homes were listed) both increased versus the same time last year. There were 256 homes on the Marin real estate market in June - a 29% increase from last year and the most homes for sale in the past 14 months. Read more here.
