Wondering about the least expensive homes sold in Marin County in 2019? Marin County is famous for its high-end real estate market (with prices to match) with prices last year soaring to $14 million.  As a companion to my ten most expensive homes sold in Marin County in 2019 article, I decided it would be interesting to also look at the 10 least expensive homes sold in our beautiful county. 

Homes at the lower end of the price spectrum tend to move quickly, with an average of 45 days on market and one as low as only 6 days on the market prior to sale. Those looking for homes in this price range are served well by an agent who is constantly monitoring the market and pocket listings for inventory.

Almost every home I have ever purchased has required extensive work, and I became accustomed to having a port-a-potty and/or a debris box in my driveway for much of the 1990s and early 2000s. The sweat equity my partner and I have put in over the years has allowed us to purchase homes we could afford and gradually turn them into homes we love to live in.

Homes on this year’s list are located in Fairfax, Mill Valley, Dillon Beach, Novato, San Geronimo and San Anselmo. West and north Marin County tend to have less expensive housing while southern and central Marin have higher prices.

I truly enjoy working with clients at this end of the price range — whether it is families just starting out or remodelers who plan to “flip and sell,” I find it very rewarding to help buyers see the potential in properties, as well as to enter purchases with “eyes wide open” with thorough inspections and discussions about pros and cons of potential purchases. In some cases I have worked with property developers to identify properties, pick out finishes, and make important re-sale decisions before and during remodels.

For the purposes of this article, I excluded condominiums and focused my search on single-family homes that were either sold via the Multiple Listing System or sold off market then entered by their agent into the MLS.

#4 – The fourth least expensive home sold in Marin County in 2019 was the third least expensive home sold in Marin in 2018.  Interestingly, 79 Wood Lane in Fairfax Sold for $450,000 in May 2018 and then sold after 35 days on market for the same price in October 2019.  According to MLS, the home has one bedroom and one bathroom and is 713 square feet. The property description from MLS reads: “Deer Park flats, moments from downtown, this approx. 1/2 acre property offers many possibilities.
