The most expensive home sold in Marin is one of my most popular blog articles each year, and I am pleased to present it as we kick off 2024. Once again, Belvedere claimed the top spot, with 210 Beach Road selling off market for $23,350,000, a 20% increase compared to the most expensive Marin home sold in 2022. Stephanie Lamarre, one of my esteemed colleagues at Golden Gate Sotheby’s International Realty, represented this property off-market.
The exclusive town of Belvedere captured SIX of the top 10 slots this year – the first time I can recall that has happened since I began writing these articles 9 years ago.
With higher interest rates and tech companies preparing for a recession that never came by laying off employees, the Bay Area real estate market took a breather in 2023. The Marin median home price was down about 9% vs prior year, and more significantly, the number of homes for sale was down 50% during most of the peak season months.
The story was the same at the national level as home sellers waited on the sidelines, unable to take their 3% mortgages with them, and unwilling or unable to buy a new home at 8%. At the start of 2024, analysts are predicting rates will dip just below 6% which should help “unfreeze” the market. Time will tell! The home last sold in 2008 for $9.750,000, a steep discount from its asking price then of $11,500,00.
